What is an Approval in Principle (AIP)?

An AIP will provide you with a lending decision. Essentially this tells you whether or not we can offer you a mortgage and if so, how much we would be prepared to lend to you.

It’s valid for 30 days

Once you have obtained your Approval in Principle (AIP) you have 30 days to continue with a full mortgage application. You can do this immediately or save your AIP to complete later.

There is no charge for getting your lending decision. However you should know that there are fees which apply to a full mortgage application and you’ll be given a breakdown of these prior to submitting your application.

How do I begin?

Before you get started, here are some points to consider and details of information you should have ready:

Your income

Your salary information, including any regular bonus or overtime payments. This also includes benefit payments you may receive like child maintenance.

Please note, we don’t include foreign income or assets when calculating how much we can lend you.

Your outgoings

Payments you make against credit cards, overdrafts or loans (including student loans). Child care and child maintenance payments are included and details of any existing mortgage you may have.

Can I afford it?

You might find it useful to check how much your mortgage repayments could be and to look at how much you could potentially borrow. You don’t need to use the calculators before you obtain your lending decision but you might find it useful.

Other things to consider

  • The property to be mortgaged must be your main residence.
  • You need to be at least 18.
  • You should consider the length of the mortgage term and whether it will extend beyond your expected retirement. If it does, we may need to speak to you and/or gather more information.
  • When you request a lending decision we will obtain details from a credit reference agency and this will leave a record of our check on your credit file.
  • You must have been permanently resident in the UK for at least two years to apply for a mortgage with us.
  • We only offer Chelsea Building Society mortgages.
  • We do not currently offer loans that are defined as “Foreign Currency Loans” by the European Mortgage Credit Directive. We therefore cannot take in to consideration any income that is paid or converted from a currency other than UK sterling. Neither can we lend to a customer who lives outside the UK.

What happens when I’ve got my Approval in Principle (AIP)?

If you’ve had a successful lending decision and have already had an offer accepted on a property then you’re ready to proceed with a full mortgage application. You can do this in one of the following ways:
